Stage 1
Measured Survey
As-built conditions assessed, production of existing plans & elevations.
Stage 2
Conceptual & Developed Design
Draft plans developed further, selected design layout finalised for planning submission.
Stage 3
Planning
Prepare and submit application to council and complete relevant forms.
Stage 4
Building Regulation
Planning Approved – go to Stage 5
Planning Refused – go back to Stage 2
Stage 5
Technical Design
Produce Building Regulation drawing package: structure, fire safety, sound, ventilation, foul and surface drainage.
Stage 6
Building Control
Obtain required Structural, Civil Engineer and other specialist consultant reports.
Stage 7
Submission
Submission to Local Authority Building Control Approved Inspectors
– 4-6 Weeks
Stage 8
Tender
Collate all drawings with specification to obtain contractor’s prices for proposed works.
Stage 9
Construction
During the construction, we will carry out periodic site visits and monitor your construction to make sure that the building works meet your needs and aspirations.
